- Tenant improvement allowances ( Free Money) We would never pay to improve someone else's property!!! If you where willing to commit to a 36 month lease at 3,000.00 a month that add up to 96,000.00
- ownership will pay TI money in this case on average we would receive between 12,000-24,000
- Additional Expenses: With an NNN lease, you’ll also be responsible for paying a portion of the property taxes, insurance, and maintenance costs. Review these expenses carefully, as they can significantly impact your total cost.

The Tanning Excise Tax, under IRS Code Section 720, imposes a 10% tax on indoor tanning services. Here’s a breakdown of what it entails:

- This tax was implemented as part of the Affordable Care Act (ACA) in 2010.
- It specifically targets services that use ultraviolet (UV) tanning beds.
2. Who Pays the Tax?
- The tax is paid by the customer receiving the tanning service.
- As the business owner, you are responsible for collecting this tax at the time of sale and remitting it to the IRS.
3. Which Services Are Taxed?
- Only indoor tanning services that use UV lamps are subject to this tax.
- Spray tanning and other non-UV tanning services are exempt.
4. How to Calculate the Tax?
- The tax is 10% of the amount paid for the indoor tanning service.
